The Athens question

Four years of rent, or four years of equity.

Every fall, thousands of Georgia families write a rent check to somebody in Athens. Some of them buy instead. It isn't right for everyone, but it's worth an hour of your time to find out which one you are.

  • Roommates offset the payment. Rent from one or two of your student's friends can cover a meaningful share of the monthly note.
  • Structure matters. Second home and investment property carry different down payment and rate requirements. We'll walk you through which one fits.
  • There's an exit either way. Sell at graduation or keep it rented to the next set of students. Both are real plans.
  • We know the submarkets. Five Points, Normaltown, east of campus, and out into Oconee all behave differently.

Extra Point is a rate reduction on your first 12 months of payments. After that first year, your payment adjusts to the rate on your note. A loan officer will show you both numbers side by side before you commit to anything, so there are no surprises in month 13.

No. We lend in Georgia, Alabama, Florida, Kentucky, Mississippi, North Carolina, South Carolina, Tennessee, Texas and Virginia. If you're buying anywhere in our footprint, we can help.
Yes, and it's more common than you'd think. How we structure it depends on the details:
  • Second home — typically lower down payment and better pricing, but occupancy rules apply and you can't treat it purely as a rental.
  • Investment property — more down payment and a higher rate, but rental income may help you qualify.
  • Your student on the loan — possible if they have income and credit, sometimes with a parent as co-borrower.
There are real tax implications either way, so loop in your CPA. A loan officer can walk you through the financing side in one call.
Absolutely, and a large share of buyers do. Underwriting looks at your income, credit, debt-to-income ratio and reserves — not your marital status. What tends to matter most on a single income is your DTI and how much cushion you have left after closing. We'll help you find a payment that leaves room to breathe rather than the biggest one you technically qualify for.
A divorce decree doesn't remove anyone from a mortgage — only the lender can do that, usually through a refinance in your name alone. You'll need to qualify on your own income, which can include alimony or child support if it's documented and expected to continue. If you're buying out equity, a cash-out refinance may be structured differently from a standard one. Timing against the decree matters, so it's worth a call before anything is finalized.
It depends on the program:
  • FHA — generally 580+, or as low as 500 with 10% down.
  • Conventional — generally 620+, with better pricing at higher scores.
  • Assistance programs — vary. Georgia Dream is typically 640+, SmartStar 620+, Chenoa 600+.
